At a glance

  • What the job includes: removing the old floor, preparing and levelling the floor underneath, laying the plank, transitions and baseboards.
  • Living at home during the work: we can sequence the job room by room so the household keeps working rooms.
  • Paying for it: no down payment, and the first payment is due 30 days after the project is complete (subject to lender approval).

Two MGS tile-to-plank floors

Flooring installation in Homestead (completed November 2025). The house had patterned terracotta tile at the entry meeting older laminate, so every room felt like a different decade. We pulled the old flooring from the kitchen, hallway and living areas down to the subfloor, levelled it, and laid grey wood-look luxury vinyl plank as one continuous floor. That was roughly 1,800 to 2,200 square feet, with transition strips and baseboards finished at the doorways.

Vinyl plank flooring in West Palm Beach (completed July 2026). The old white marble-look tile was lifted and the rooms taken back to the bare slab. We took the baseboards off before laying the plank, so the floor runs right to the wall, then refitted them. There's no quarter-round strip hiding a gap.

Both homeowners financed their floors through our program. See more on our projects page.

Does the old tile have to come out?

Usually that is the first question, and the answer depends on your floor. Tile that is cracked, hollow-sounding or uneven needs to come up. Tile that is sound may still need to come up if the new floor would sit too high at doors, thresholds or where it meets another room.

When we visit, your MGS rep looks at:

  • How much tile there is and which rooms it runs through
  • Loose, cracked or hollow-sounding tiles
  • Uneven spots in the floor
  • Door clearances and where the new floor will meet other floors
  • Whether the baseboards come off and go back on, or are replaced

Your written quote then states plainly whether the tile is being removed and what preparation is included, so there are no surprises once the work starts.

What a tile-to-vinyl quote should list

Whichever companies you call, ask for these items in writing:

ItemWhat to check
Tile removalIncluded or not, and which rooms
DisposalWho hauls the old tile away
Floor preparationLevelling and patching after the tile comes up
FlooringProduct, colour and square footage per room
TransitionsWhere the new floor meets other floors and doorways
BaseboardsRemoved and refitted, replaced, or left in place
FurnitureWho moves it and how the rooms are sequenced
ScheduleDays on site and the order of rooms

A cheaper quote often leaves out removal or preparation. Compare what each quote covers, not just the total.

Can we stay at home while the floors are done?

Yes. On our wood-look flooring job in Homestead, we worked through the bedrooms, closet and home office one room at a time, so the family always had a bedroom and the office they needed. Each room went straight back into use before the next one was opened up.

Frequently asked questions

Who should I call in Kendall to replace old tile with vinyl flooring?

Call MGS. We replace old tile with luxury vinyl plank across Miami-Dade County, including Kendall: removing the tile, preparing the floor, laying the plank and refitting the trim. We are a Florida certified general contractor (CGC1534246).

Can vinyl plank go over old tile?

Sometimes, if the tile is sound and level and the extra height works at doors and transitions. Often the better result comes from taking the tile up, as we did in West Palm Beach. We check your floor at the visit and the quote says which approach we are pricing.

How long does a whole-house vinyl floor take?

It depends on the size and how many rooms are in use. Our Homestead job, roughly 1,800 to 2,200 square feet, was estimated at four to six days on site. Your rep gives you a schedule for your own home.

Does MGS offer financing for flooring?

Yes. No down payment, and the first payment is due 30 days after the project is complete. Financing is through our lender partner and is subject to approval.

Is vinyl plank a good choice for South Florida homes?

Yes, for most rooms. Vinyl plank handles humidity and spills well, it is comfortable underfoot compared with tile, and wood-look styles come in both warm and cool tones. Your rep can bring samples to the visit.
